Description :
● Uses a computerized maintenance management system to manage work orders, which includes scheduling, recording material costs, labor hours worked, and description of work completed. Performs skilled maintenance, repair and installation work related to facilities heating, ventilation, air conditioning, refrigeration (HVACR), and electrical control systems.
● Troubleshoots HVAC mechanical/electrical malfunctions on items such as chillers, AC compressors, boilers, pumps, motors, electric and electronic controls via functional tests, visual inspection and other tests and checks to identify cause and action needed.
● Programs, calibrates, and monitors building management system controls; monitors, adjusts, troubleshoots, and enhances the building management system to balance energy management with comfort control.
● Maintains pool water chemistry, balancing and circulation at proper levels as required by County Health Department, regulations and requirements for swimming pools.
● Performs maintenance, repair and installation of pool equipment. Installs, repairs, and maintains lavatories, sinks, wash basins, toilets, urinals, fountains, grease traps, drains, gas and electric water heaters, appliances and other plumbing systems and fixtures as required.
● Performs work such as emergency generator inspections, roofing repairs, commercial lock and door hardware installation and repair. Conducts regular preventive maintenance inspections of city buildings and equipment to insure proper operating condition.
● Performs emergency repairs, as necessary; uses established safety procedures in doing such work. Responds to request to work overtime when conditions warrant and directed by management.
● Performs assigned after hours/weekend and holiday on=call duties, as scheduled by management to respond to emergencies.
● Works in association with any of the other crafts (electrician, carpenter, or painter) when conditions, schedule, or work load warrants or as directed by management.
● Inspects work sites to take dimensions, layout work, and estimate materials required.
● Procedures supplies, materials and equipment for work projects; maintains records of purchase orders.
● Coordinates and reviews the work of outside contractors, as necessary.
● Reads interprets, and works from engineered drawings, schematics, wiring diagrams, sketches, O&M manuals, and verbal instructions to accomplish required work.
● Operates and maintains hand tools, power tools, and equipment for a variety of trades.
● Maintains operating logs of mechanical equipment.
● Handles complaints and answer question from city departments and the public, as necessary.
Requirements :
● High school graduate or GED preferred supplemented by completion of an electrical, plumbing, or HVAC apprenticeship program or HVAC Trade School that includes theory and on-the-job work.
